The short answer Goff CRE Group, brokered by Nassar Realty, is a commercial real estate team based in Erie, Colorado. Alex Goff represents tenants, buyers and sellers of flex, retail, office and industrial property in Erie, and helps buyers screen commercial land for zoning, utilities and water before they commit. Erie is one of our two home markets, alongside Lafayette.
Who we help in Erie
Most of our Erie clients are small and mid-sized businesses: contractors and trades that need a front office with an overhead door, service and medical users looking for retail or office space, and owners who are tired of paying rent and want to buy a flex condo. We also work with buyers looking at land, and with owners selling smaller commercial units. We have done that work at 3000 Airport Dr, near Erie Municipal Airport.
Erie's commercial market at a glance
Erie straddles the county line: the west side of town is in Boulder County and the east side, including the historic downtown, is in Weld County. Residential growth came first, and commercial space is following it into a few distinct areas rather than one long strip.
- Historic Old Town and Briggs Street. Older, smaller buildings with storefront character. The Town's Urban Renewal Authority offers tax increment financing incentives for commercial projects in Historic Old Town.
- Erie Parkway. The central east-west spine, with an interchange at I-25 on the Erie and Dacono line. Neighborhood retail, small office and medical office.
- Highway 7 and Vista Ridge. Retail pad sites and centers on the south side of town, around Highway 7 and Sheridan Parkway.
- Nine Mile Corner. A 48-acre mixed-use project at the southeast corner of US 287 and Arapahoe Road, developed through the Town's Urban Renewal Authority.
- Erie Municipal Airport (EIK). Town-owned, off Highway 7 a little over three miles west of I-25, with a 4,700-foot concrete runway. Flex and hangar product clusters nearby, including 3000 Airport Dr.
- Highway 52. The north edge of Erie's planning area, where much of the remaining larger commercial acreage sits.
Figures are for a 2-mile radius in Erie, from a market report on file. They describe the customer base close in, not the whole town.
What property types are in Erie?
Neighborhood and grocery-anchored retail, small-format office and medical office, multi-tenant flex space and flex condos, and aviation-related space near the airport. Large-format industrial is limited inside town limits, so bigger warehouse users often widen the search to the I-25 corridor, Frederick and Longmont.
Leasing in Erie
Much of Erie's newer inventory is delivered as shell space, so the build-out allowance can matter as much as the rent. A second-generation space that already fits your use is often the better deal. We represent tenants through the search, letter of intent and lease; see tenant representation for how that works, and our guide to commercial space for lease in Erie for where the inventory is. We do not publish asking rents, because they vary by property and change quarterly. Ask us for current comps.
Buying in Erie
Flex condos are the most common entry point for a business that wants to own. An SBA 504 loan can let an owner-occupant buy with about 10% down on an existing building, if the business occupies at least 51% of it. Rates and terms vary by lender, so confirm with yours. Start with buying your building with an SBA loan, buyer representation, and our post on whether to lease or buy in Erie.
Can I buy land for sale in Erie?
Yes, but the land itself is the easy part. What you can build, and what it costs to get it served, decides whether a parcel works. Before you write an offer, or at least before your due diligence period ends, check these with the Town:
- Zoning and use. The Planning Division administers Erie's Unified Development Code and zoning map. Confirm your use is allowed and what approvals it needs (site plan, plat, or a rezoning).
- Town limits and annexation. Some land near Erie is in unincorporated Boulder or Weld County. Annexation is a separate process with its own timeline.
- Water and sewer. Erie charges water and sewer tap fees and requires new development to dedicate water rights or pay a fee in lieu before it will provide water taps. Service outside town limits needs Town Council approval, and the published fees are doubled there.
- County line. Which county the parcel is in affects property taxes and some services.
- Incentives. The Town's economic incentives policy can include fee rebates or grants for projects that create jobs, fill retail gaps or revitalize visible properties.
We do not quote land prices here; they move with each deal and depend heavily on entitlements and utilities. We can pull recent comparable sales for a specific parcel.
