Lafayette commercial real estate broker.

Lafayette is one of our two home markets. It sits between Boulder's prices and the growth to the east, and it has more small office and flex space than most people realize.

The short answer Alex Goff of Goff CRE Group, brokered by Nassar Realty, helps businesses lease and buy office, flex and retail space in Lafayette, Colorado. Lafayette is a core market for us: we represented the tenant in a 6,450 SF flex lease at 1370 Miners Dr. Most of our work here is tenant representation, with owner-user purchases close behind.

Who we help in Lafayette

Lafayette draws a lot of businesses that are priced out of Boulder and Louisville but want to stay close to them. Our clients here include professional and medical offices, fitness and studio users, trades and light manufacturers in flex buildings, and owners who want to stop leasing and buy a unit of their own.

Lafayette's commercial market at a glance

The City describes Lafayette as southeast Boulder County, about 10 miles east of Boulder. Commercial space follows a few main roads:

  • US 287. The north-south commercial spine, with shopping centers, pad sites and service retail. Visibility is the draw.
  • Old Town: Public Road and East Simpson Street. East Simpson was the original downtown; business shifted toward Public Road after it was realigned in the 1980s. Both are now the focus of the City's downtown revitalization. Expect older buildings, storefront offices, restaurants and studios.
  • South Boulder Road and Baseline Road. Neighborhood retail and office toward Louisville and Boulder.
  • Good Samaritan Medical Center. The hospital at 200 Exempla Circle anchors medical office demand nearby.
  • Flex and light industrial pockets. Smaller multi-tenant flex buildings, such as 1370 Miners Dr, for businesses that need warehouse space behind an office.

Where can I find office space in Lafayette?

Office here is mostly small: professional suites, medical office and the front office of a flex unit. A business that needs a large office floor should also look at the office parks along US 36 in Louisville and Broomfield. For a smaller team, Lafayette often has a better selection than people expect, but some of it is never widely marketed. Compare office and flex options side by side; a flex unit with finished office can cost less than a pure office suite and adds storage.

Leasing in Lafayette

Most retail and flex space is leased triple net, while some office is quoted modified gross or full service. Convert every option to an all-in monthly cost before you compare. We represent tenants from search through lease signing; see tenant representation and our guide to commercial space for lease in Lafayette. We do not publish asking rents because they vary by property and change quarterly. Ask us for current comps.

Check zoning twice right now

Lafayette City Council adopted an updated Land Use Code and zoning map on September 15, 2026, the first comprehensive rewrite in about 40 years. It takes effect February 1, 2027. If your lease or purchase depends on a particular use (food, medical, childcare, assembly, light manufacturing), ask the Planning Division how the property is treated under both the current and the new code before you sign a letter of intent.

Buying in Lafayette

Buying a flex or small office unit can make sense for a business planning to stay five years or more. With an SBA 504 loan, an owner-occupant of an existing building typically puts about 10% down and must occupy at least 51% of the space. Rates and terms vary by lender; this is not a loan offer. See buying your building with an SBA loan and buyer representation.

Lafayette also lists its own incentives, including a Historic Building Improvement Grant (useful in Old Town), Small Business Capital Grants, and a Vacant to Vibrant permit fee and use tax program. Parts of the city are in a state Enterprise Zone and in Opportunity Zones. Eligibility depends on the program, so check with the City's Economic Development team early.

Our Lafayette deal

We represented the tenant in a 6,450 SF flex lease at 1370 Miners Dr, Unit 110 at $15.00 per square foot. One lease is one data point, not a price list; your rate depends on product, condition, term and timing.
