Who we help in Longmont
Longmont is where our Erie and Lafayette clients often end up when they need more than those towns have: more clear height, more power, a yard, or simply more options in a size range. We work with manufacturers, contractors, distributors and growing service businesses that need flex or industrial and warehouse space, plus office and retail users who want to be in a city with a downtown and a broad customer base.
Longmont's commercial market at a glance
- Downtown Main Street. Main Street is US 287 through most of Longmont. Downtown has historic storefronts, restaurants and upper-floor offices, with its own Downtown Development Authority.
- Ken Pratt Boulevard. Highway 119 through the city carries the name Ken Pratt Boulevard between US 287 and Hover Street. Auto-oriented retail, pad sites and service businesses.
- Hover Street. A major north-south arterial with retail and office, and the point where the Diagonal Highway meets Ken Pratt Boulevard.
- The Diagonal Highway. The 18-mile Highway 119 expressway to Boulder. Office, R&D and tech campuses sit along the Longmont end.
- Vance Brand Municipal Airport. City-owned, at 229 Airport Road just west of town, reached from Highway 119 and Airport Road. Aviation and flex users look nearby.
- The east side toward I-25. Flex, light industrial and contractor space with better interstate access.
What property types are in Longmont?
Nearly all of them. Longmont has one of the deeper flex and light industrial inventories in Boulder County, along with downtown retail, suburban retail centers, medical office and larger office and R&D buildings. That depth is why it is often the answer when smaller neighboring towns do not have enough clear height, loading or power.
How do I find office space in Longmont?
Decide on the kind of office first. A downtown upper-floor suite, a medical office near the retail corridors, a floor in a Diagonal Highway building and the finished front of a flex unit are four different markets with different lease structures. Some office is quoted full service or modified gross, while flex is usually triple net, so convert everything to an all-in monthly number. Sublease space can come with furniture and improvements at a discount, but only for the time left on the original lease.
Leasing in Longmont
Longmont runs its own municipal electric utility (Longmont Power & Communications) and its own fiber network (NextLight). For a power-heavy or data-heavy user, confirm service and capacity at the specific building, not from the flyer. Change of use (office to medical, retail to restaurant, warehouse to assembly) can trigger building, parking and fire requirements, so get the City's read before you finalize the letter of intent. Our tenant representation page explains how we run a search, and our guide to commercial space for lease in Longmont breaks down each corridor. We do not publish asking rents because they vary by property and change quarterly; ask us for current comps.
Buying in Longmont
Longmont's flex and industrial inventory gives owner-users more buildings to choose from than most nearby towns. With an SBA 504 loan, an owner-occupant of an existing building typically puts about 10% down and occupies at least 51% of it; 7(a) loans can also cover equipment, working capital or a business acquisition. Rates and terms vary by lender, so confirm with yours. See buying your building with an SBA loan and buyer representation.
The Longmont Economic Development Partnership highlights state Enterprise Zone, CHIPS Zone and Opportunity Zone designations in the area. Whether a property qualifies depends on its address, so check before you count on a credit.
