Commercial space for lease in Lafayette: a tenant's guide.

Lafayette sits between Boulder's prices and the Weld County growth to the east. For a lot of small businesses, that makes it the best value in the corridor, as long as you know where to look.

Businesses priced out of Boulder and Louisville often end up in Lafayette, and many of them are glad they did. The town has a lively Old Town, solid medical and service demand, and a set of flex buildings that rarely get the attention they deserve.

Where the space is

  • US 287 corridor. The main north-south commercial spine, with shopping centers, pad sites and service retail. Visibility is the draw.
  • Old Town on Public Road. Restaurants, boutique retail, studios and professional offices in smaller, older buildings. Character and foot traffic, with the systems and code questions that come with older construction.
  • South Boulder Road and Baseline Road. Neighborhood retail and office serving the residential areas, with easier access toward Louisville and Boulder.
  • Medical office near Good Samaritan. Clinics, specialists and therapy practices benefit from proximity to the hospital campus.
  • Flex and light industrial pockets. Smaller multi-tenant flex buildings on the north and east sides of town, suited to trades, light manufacturing, fitness and businesses that need a warehouse with an office in front.

A recent example: 1370 Miners Dr

We recently represented a tenant in a 6,450 square foot lease at 1370 Miners Dr at $15.00 per square foot. Deals of that size tend to turn on the same few things:

  1. Size flexibility. Searching a range rather than an exact square footage widens the field and creates competition between options.
  2. The all-in number, not the rate. Comparing spaces on base rent plus NNN plus the tenant's share of build-out makes the real differences obvious.
  3. Timing. Starting early means you never have to accept terms because your current lease is running out.
One data point, not a price list

A single lease rate tells you what one space with one set of features and terms traded for. Your rate depends on product type, condition, term and timing. If you want current comps for your use and size, ask us and we will pull them.

What to check before you sign

  • Operating expenses. Ask for the last two years of actual NNN charges and how they are reconciled.
  • Use and permitting. Confirm with the City of Lafayette that your use is allowed and what it will take to permit, especially for food, medical, childcare and assembly uses.
  • Parking and signage. In older centers and Old Town, both can be tight. Get your rights written into the lease.
  • Restoration clause. Know what you will have to remove or restore when you leave. Our lease checklist covers this and the other clauses that cost tenants the most.

Comparing Lafayette to its neighbors

If you are open on location, compare Lafayette against Erie, Louisville and Longmont on an all-in basis. Each has a different mix of product. We have written guides for Erie and Longmont as well.
