The short answer Clear height is the usable vertical distance from the floor to the lowest overhead obstruction, such as roof joists, beams, sprinkler pipes or heads, light fixtures or ductwork. It is lower than the roof or ceiling height and is the number that limits racking and equipment.
Under the roof deck, the lowest items in a bay are: joists at 22'0", sprinkler deflectors at 21'4" and light fixtures at 20'6". Clear height = the lowest of these = 20'6".
Storage limit under the sprinklers: 21'4" − 18" = 256" − 18" = 238", or 19'10".
If each rack level needs 6'0" (72") for the pallet, load and beam: 238 ÷ 72 = 3.3, so
3 full levels fit, topping out at 18'0".
What limits clear height?
Anything that hangs below the roof structure: joists and beams, sprinkler mains and heads, lights, ductwork, heaters, and in some buildings a mezzanine. Clear height can vary across a single space, for example lower near a roof slope or under a duct run, so measure where you will actually store or work.
Why does clear height matter for racking and forklifts?
It caps how high you can stack, which sets how many pallet positions fit in a given floor area. Fire code also requires a gap between the top of storage and the sprinkler deflectors, generally at least 18 inches under NFPA 13, with larger clearances in some situations. A forklift's raised mast height also has to clear the lowest obstruction. Your fire marshal and racking vendor will confirm the limits for your goods.
How do you measure and verify it?
- Use a laser measure from the finished floor to the lowest obstruction in your working area.
- Check several spots, including under ducts, lights and sprinkler mains.
- Ask for building plans and the sprinkler design, which can also limit what you store.
- Treat the listing figure as a starting point, not a guarantee.
How does flex compare to bulk warehouse?
Flex buildings, with office in front and warehouse behind, are often built with lower clear heights than large bulk distribution buildings, which are designed for tall racking. Ranges vary widely by building age and design, so compare the specific spaces you are considering.
How this affects your lease or purchase
Decide your minimum clear height before you tour, based on your tallest rack, equipment and storage plan. Paying for a taller building you will not use costs money; a space that is a foot too short can make your layout fail. Browse flex space and industrial and warehouse options, compare all-in cost with rent per square foot math, and put any required building work into the letter of intent.
